Florida condominium owners are facing a great financial awakening! The insurance rate increases last year were just the beginning to the financial crunch Florida homeowners will soon face. Take the tragedy in Surfside that caused lawmakers to take a closer look at reserve studies, building re-certifications and deferred maintenance.  Compound that with a labor shortage and drastic increases for building materials and you have the perfect storm for a financial crisis.

  • Given today’s competitive labor market, and downtown condos employing nearly 300 staff (Full Time Equivalent), learn how associations are retaining key staff with in-depth knowledge of their building maintenance and operations.
  • Since all downtown Sarasota condos/townhouses are conducting Reserve Studies at least every 3 years (some annually); learn if  that is sufficient to gauge the health of your building, and what other options are being considered.
  • With at least 24 downtown condos more than 35 years old (10 bldgs > 40 years old); learn about options for additional engineering studies or inspections being considered by City, County or State officials, and the possible impact on association fees.
